Shelter 101 Project – Seri Permata Part 2 – how do I begin this story…well, while visiting the Seri Permata Part 1 unit (which was situated in Block 1), I saw a selling sign hanging on the lamp post. I called the agent up, we met at the unit (Block 6) and I really like this unit. It is 1024 square feet. A bit small but cozy enough for the 4 of us. Its meets the budget, its on the second floor, a lower maintenance fee, not much renovation works that needs to be done…only needs to change the bathrooms toilet bowls, re-flooring, re-tiling on the walls for the bathrooms & kitchen, install the kitchen cabinet, some paint touches here & there and it’s done. Even the water piping feature is in the outside, thus there is no leak. My only concern was the parking. It only comes with 1 free parking. The rest have to be paid and have to be on the waiting list. It is also pricey as compare to Sri Mahligai.

After that first house inspection – now this is the strange part. For no obvious reasons at all – the place keeps drawing me in. Every day, when I drive to work in the morning, I will purposely drive through that area. I ask GOD – why am I keep on driving to this area. That drawing power was so strong. Is it to indicate to me that this is the place or GOD wants me to see something so I will not make the wrong purchase. I keep on opening eyes but I do not see anything. I even told GOD that I can’t see & read between the lines, can HE make it more visible. Nothing. I just keep on passing that place. On Monday, Tuesday, Wednesday – my mom did not mention anything. Then, on Thursday, I felt like I was being hit by a truck when my mom loudly protests against buying the house because the sun gets into the house. She mention about getting heat stroke, furniture will spoil faster due to the sun exposure. The house is actually facing the west side. In front of us was the playground, thus there are no trees to filter the sun rays as compare to the other units. I was so disappointed. I felt that I was nearing the finish line but was denied the victory because of a wrong sun angle!

To be honest, I was so mad with GOD. I was so upset and angry. I keep on driving to that area, passing that unit every morning for nothing. I didn’t even pray that night before going to bed. I was damned pissed off :) By Friday morning, I was still offended. Then I received a letter from Leonardo. Letter of increment. I’ve got a 2% increment for my salary. Thank You GOD, Praise To The Lord, Bless You GOD. This was quite unexpected. I didn’t see this coming at all. I know I was rude, I actually ask GOD, is this some kind of compensation from HIM. Look, I’m still a human being at the end of the day. I have my flaws too. As of today, I’m have already calm myself down.

GOD – I am truly sorry for my spoilt brat behavior. I should not have been rude. I should not have display such inappropriate behavior. I should not have been so emotional. Instead, I should have just pray. I should have stay on course and be faithful. Thank You GOD, Praise To The Lord, Bless You GOD for the increment, this is such a wonderful blessing, thank you for the continuous leads, thank you for giving me this new adventure. We have view the unit for the second time, this time together with Baby Sis & Aunty Esther. I’ve got Baby Sis blessings…well, on my mum’s side – her stance has soften a little. No doubt, the sun will always sets in the west, but there is still strong wind blowing in.

Oh well – if it’s mine, it's mine. If it’s not, it’s not. I am not going to drive back there anymore, unless I have to. I will stay on course and be faithful :) In GOD; I believe, I trust.

Shelter 101 Project – Seri Permata Part 1 – this one was a so-so ideal location but still it's ok. It’s still convenient but not as walking distance convenient. It’s still located in a very good area with a very nice surrounding. Minus the high monthly maintenance and car park facilities expenses – the RM325K for a 1158 square feet is actually quite a good buy. However, I turn it down because this house requires a lot of construction. It needs a new coat of paint. The previous owner has painted the walls with purple, maroon and black. The carpets need to be removed and re-tile back. The bathrooms & the kitchen also needs to re-tile back on the floors and walls. Secondly, the monthly maintenance expenses are also quite high. But I have to say that this design is the best as compare to Kemuncak (the size of the master bedroom is even bigger than the hall) & Sri Mahligai.

Shelter 101 Project – Sri Mahligai.

This was the ideal location. It was like the one. I remember, the first unit that we saw, I don’t know how to describe the design layout, but it was crooked. The arrangement of the living room, the rooms, the kitchen just doesn’t provide comfort to the eyes. Then, I felt that we got lucky that the opportunity arises where we can view another unit. This time around, the floor plan was so much better, the price was meeting the budget, the place only requires minimal renovation and we are ready the move in. But it also comes with one minor problem. There was a leak in the bathroom. Then, more problems arise. Something was very fishy with the real estate agent.

Once I have been told by the agent that the bathroom leak was repaired, I have requested to view the unit one more time, the real estate agent replied that the owner do not want us to disturb the tenant. Nonsense isn’t it. The tenant also needs to know, sooner or later on the change of the ownership of the house. As a matter of fact, I also do not mind letting the lawyer to rent the unit because Baby Sis haven’t bought her car yet and won’t be moving back with us soon. I wan even thinking of using the rental income to pay for the monthly house installment. Then, the dilly-dally arises…so till today, there is no news from the agent.

Yup, I was disappointed – but I also know that this journey will not be an easy one either. I know where I want to live; where is the ideal location to be. So, this is where the problem lies. The location of my choice has more demand than supply. Thus, the prices will not go down drastically. Housing prices will not go down this year or go up this year as well. It will just be hanging in there, in between due to the impeding general elections next week. Probably, once the new government has been formed, the prices will slowly and surely go up again next year. Malaysia is still the cheapest country to invest in properties in Asia. It’s cheaper than Singapore, Hong Kong, China, Thailand & Indonesia. Many of the expatriates are also not returning back to their homw once their working contract have been expired. Due to the worsening of the economic crissis in Europe, America, many have stay put and bought propoerties here as well. Of course, the government is building more affordable housing but look at the area they are building in – Kuala Selangor, Batu Arang – its forcing people moving deeper away from the city. Nonetheless, there is still some brilliant gems in the secondary market, thus I just have to look harder. There is also many ‘Lelong’ signs that is being posted in the Shah Alam area, but look at the location – it’s near the factory, university campuses, SMEs - these properties will be good for rental yield but not for living. It will be dirty and many units will be rented out to foreigners and bachelors.

I hope and pray that GOD will gives me *much* more of HIS wisdom, patience, strength and perseverance. This is certainly not easy :)

Shelter 101 Project – I would like to share some of my April’s adventure on this project.

To be honest, with the sky high prices of properties these days, landed property is something that is beyond my reach. However, I also do not need such a big space. An apartment or a condominium will be just nice. I’m a very simple person. My family home doesn’t have to boast with super trendy interiors, expensive furniture, the latest entertainment systems, luxury touches here and there. Most important, this is where my family can eat together, modest & eclectic…it’s already good enough for me. I’ve got an area in mind and a whole lot of requirements such as there is a need for a lift, 5th floor & below, 1100 square feet, non-bumi lot, no leaks, low density area, peaceful, harmony, quiet, strategic location (as in walking-distance convenience to the banks, shops, etc), clean etc.

Nonetheless, there is one landed property project that I am quite fancy with. It’s called Ken Rimba.

Ken Rimba is a recent mixed development which is situated within the established vicinity of Shah Alam. It is developed by Ken Rimba Sdn Bhd which is known for their award winning green developments. The developer has put the area’s address as Shah Alam, but it is actually in the vicinity of Padang Jawa. In and out of Padang Jawa is actually fill with Malay kampungs but I laud the developer foresight in developing the area because it is a strategic location which is situated between Shah Alam & Bukit Raja, Klang. And also it’s close proximity to i-City and the Federal Highway.

The development comprises of freehold shop-offices, condominiums and double-storey terrace link houses. Once completed, Ken Rimba will consist of 2 phases of terrace link house known as Legian (328 units) and Jimbaran (168 units); 2 phases of condominiums with a total of 240 units in phase 1 and 679 units in phase 2. On the other hand, there will be a total of 109 units of shop-offices. Houses within Ken Rimba typically comes between built-up sizes of 1,840 sf to 2,215 sf which has a total of 4 bedrooms and 3 bathrooms. There will be a total of 26 corner units that comes with their very own private pool. Starting prices for the houses is at RM545K. I would say that it is a reasonable pricing as compare to Setia Alam, Subang and PJ area where the properties prices there have touch the RM700K benchmark. Shop-offices on the other hand have varying designs and layout – intermediate-lots have 1,800 sf built-up, followed by end-lots which have 2,100 sf and corner-lots with a total of 2,800 sf.

Now here is its unique features as to compare with the other developers: Ken Rimba is particularly unique in the sense that it has been awarded with the BCA Green Mark Gold (Provisional) as well as the Green Building Index Award – which in recent times have been increasingly an issue of concern. As such, the eco-friendly design places this development in higher regards over similar competitors. It could be speculated that in the future, developments that carries the green badge will be of higher value than those without. The added benefits of an eco-friendly development, is its ability to cost-reduction when it comes to energy usage. The additional features of rain water harvesting (the developer actually provide rainwater harvesting tanks in the backyard), coupled with efficient water fittings could potentially reduce water bill. Large window doors and windows along with transparent skylight ensure that sufficient natural light are able to pour through, illuminating the interiors thus reducing the need for artificial lighting. Breathe-able roofs and Australian adjustable glass louvred windows ensures good air-circulation and ventilation rendering the home that much cooler. Furthermore, Ken Rimba features extensive landscaping in common areas, providing a sense of peace and serenity as well as fresh air and maintaining the temperature within. That coupled with the heat reflective paint which is used on the facade that will effectively reduce a lot of heat. Another plus point is where all of the houses back lanes and its surrounding landscapes are based on the Balinese style. It is also cute to note that there is a small plot of land in the living room that can be used as an indoor garden. It is an overall an ideal home with eco-friendly features.

Liverpool 6 – 0 Newcastle :)

Wow…that was impressive. Throughout the whole season, Brendan Rodgers’s seventh-placed side have looked like a one-man team for much of the campaign, with Suarez on fire with 23 Premier League goals, and the Uruguayan's absence until September for biting Chelsea's Branislav Ivanovic looks like it will threatened to hit the team hard. Good job to Daniel Agger, Jordan Henderson, Daniel Sturridge and Fabio Borini. Can we safely say that the Reds are back? :) Hopefully, we can maintain this good tempo until the end of the season, until the end of the Suarez's suspension.

Antara Gapi



The second movie that we rushed to was - The Croods. I really love it :)

It’s very colorful; visually as The Croods began to venture deeper into an exotic land in search of a new cave, much different from their usual, grey surroundings of rocky terrain. I like the character Guy; a pre-historic genius who comes up with revolutionary new inventions (like fire) & ideas and how he brought the family together. I like the concept of Hope & Tomorrow which I think what everyone should look forward to. Guy’s pet Sloth who also double up as his pants ‘belt’ is also funny – always belting out ‘Ta Daa’ at every appropriate scene. I also love the soundtrack 'Shine On You' - a duet between Owl City and our very own Yuna.

There are many scenes that I enjoyed:

(1) The family was being chased by a ‘Macawnivore’ (a large, macaw colored machairodont, later called Chunky).

(2) The family was being attacked by a swarm of ‘Piranhakeets’ (deadly red-furred, piranha-like birds).

(3) The family accidentally burn down the land around them in flames after they have become captivated with the fire that Guy has created. Some giant corn is also lit up, which rockets up to the sky, prompting a display of fireworks and covers them as popcorn :)

(4) After a slew of Guy's ideas to help The Croods on their continuing journey, all of the family members gain something. Ugga, her mother and baby Sandy have their first idea on how to get past the carnivorous plants; which taught them on how to to think & survive (and also showed what Ugga looked like without her hair band), Thunk encounters a crocodile-like dog who he calls Douglas which teaches him bravery (and later teaches Douglas to roll off a tree) & Eep and Guy grow closer together.

(5) Grug invents the first hug with Eep.

(6) Grug invents how family pictures should be taken, with a stone slab :)

Let’s ride out towards the sun for "Tomorrow".

BATTLESHIP


Last year, in the month of June – James & I had our first movie marathon together – Snow White & The Huntsman and Madagascar 3. This year, we did it much earlier and the first movie we watched was - G.I. Joe: Retaliation.

I think it was slightly better than the first one – in terms of the story built-up, the momentum, the characters and the action chorography. They killed of Channing Tatum’s character Duke in a military strike; thus making way for the new team, headed by RoadBlock, played by ‘The Rock’ Dwayne Johnson. But I really love the action scenes especially the one on the Himalayas Mountains where Snake Eyes & his apprentice Jinx was fighting off the Cobra Commander troopers to retrieve Storm Shadow. It was neat and precise :) It was also good to see Bruce Willis onboard too.

East Bites West





Liverpool 2 – 2 Chelsea.
The most interesting part of the match was when Luis Suarez decides to play Hannibal Lecter when he bites Chelsea Defender Branislav Ivanovic. Nonetheless, he’s still a fantastic player, a top scorer and everything that we’d want in a striker. The Professional Footballers Association (PFA) said on Monday that Suarez would be offered anger management classes :)

Today, I want to share some excerpts from Paulo Coelho’s The Alchemist. As I am nearing the finish line of Santiago’s Quest, I have found that the book is so useful in managing one’s life during the good times and not so good times. And the below passages will certainly something that I will keep and adhere to for the rest of my life. I know that it will be completely worth the effort put into keeping them.

Making a decision was the only beginning of things. When someone makes a decision, he is really diving into a strong current that will carry him to places he had never dreamed of when he first made the decision.

Everything in life is an omen. There is a universal language, understood by everybody, but already forgotten.

The closer one gets to realizing his Personal Legend, the more that Personal Legend becomes his true reason for being.

But the desert is so huge, and the horizons so distant, that they make a person feel small, and as if he should remain silent.

No matter how many detours and adjustments it made, the caravan moved toward the same compass point. Once obstacles were overcome, it returned to its course, sighting on a star that indicated the location of the oasis.

People need not fear the unknown if they are capable of achieving what they need and want.

We are afraid of losing what we have, whether it’s our life or our possessions and property. But this fear evaporates when we understand that our life stories and the history of the world were written by the same hand.

Once you get into the desert, there’s no going back. And, when you can’t go back, you have to worry only about the best way of moving forward. The rest is up to Allah, including the danger.

When you want something with all your heart, that’s when you are closest to the Soul of the World. It’s always a positive force.

Everything on earth is being continuously transformed, because the earth is alive…and it has a soul. We are part of that soul, so we rarely recognize that it is working for us. But in the Crystal Shop you probably realized that even the glasses were collaborating in your success.

I learned that the world has a soul, and that whoever understands that soul can also understand the language of things.

Everyone has his or her own way of learning things. His way isn’t the same as mine, nor mine as his. But we’re both in search of our Personal Legends, and I respect him for that.

I’m alive. When I’m eating, that’s all I think about. If I’m on the march, I just concentrate on marching. If I have to fight, it will be just as good a day to die as any other. Because I don’t live in either my past or my future. I’m interested only in the present. If you can concentrate always on the present, you’ll be a happy man. You’ll see that there is life in the desert, that there are stars in the heavens, and that tribesmen fight because they are part of the human race. Life will be a party for you, a grand festival, because life is the moment we’re living right now.

I don’t know why these things have to be transmitted by word of mouth. It wasn’t exactly that they were secrets; God revealed his secrets easily to all his creatures. He had only one explanation for this fact: things have to be transmitted this way because they were made up from the pure life, and this kind of life cannot be captured in pictures or words. Because people become fascinated with pictures and words, and wind up forgetting the Language of the World.

The closer he got to the realization of his dream, the more difficult things became. It seemed as if what the old king had called “Beginners Luck” were no longer functioning. In his pursuit of the dream, he was being constantly subjected to tests of his persistence & courage. So he could not be hasty, nor impatient. If he pushed forward impulsively, he would fail to see the signs and omens left by God along his path.

Don’t be impatient. Eat when it’s time to eat. And move along when it’s time to move along.

Go and try.

The battles may last for a long time, perhaps even years. There are powerful forces on both sides, and the war is important to both armies. Its not a battle of good against evil. It’s a war between forces that are fighting for the balance of power, and, when that type of battle begins, it lasts longer than others – because Allah is on both sides.

I make my living forecasting the future for people. When people consult me, it’s not that I’m reading the future; I am guessing at the future. The future belongs to God, and it is only he who reveals it, under extraordinary circumstances. How do I guess at the future? Based on the omens of the present. The secret is here in the present. If you pay attention to the present, you can improve upon it. And, if you improve on the present, what comes later will also be better. Forget about the future, and live each day according to the teachings, confident that God loves his children. Each day, in itself, brings with it an eternity.

And God only rarely reveals the future. When he does so, it is for only one reason: it’s a future that was written so as to be altered.

Courage is the quality most essential to understanding the Language of the World.

Remember that wherever your heart is, there you will find your treasure. You’ve got to find the treasure, so that everything you have learned along the way can make sense.

Life attracts life.

Well, what if I decide to stay? Let me tell you what will happen. You’ll be the counselor of the oasis. You have enough gold to buy many sheep and many camels. You’ll marry Fatima, and you’ll both be happy for a year. You’ll learn to love the desert, and you’ll get to know every one of the fifty thousand palms. You’ll watch them as they grow, demonstrating how the world is always changing. And you’ll get better and better at understanding omens, because the desert is the best teacher there is. Sometime during the second year, you’ll remember about the treasure. The omens will begin insistently to speak of it, and you’ll try to ignore them. You’ll use your knowledge for the welfare of the oasis and its inhabitants. The tribal chieftains will appreciate what you do. And your camels will bring you wealth and power. During the third year, the omens will continue to speak of your treasure and your Personal Legend. You’ll walk around, night after night, at the oasis, and Fatima will be unhappy because she’ll feel it was she who interrupted your quest. But you will love her, and she’ll return your love. You’ll remember that she never asked you to stay, because a woman of the desert knows that she must await her man. so you won’t blame her. You’ll spend the rest of your days knowing that you didn’t pursue your Personal Legend, and that now it’s too late.

One is loved because one is loved. No reason is needed for loving.

If what one finds is made of pure matter, it will never spoil. And one can always come back. If what you had found was only a moment of light, like the explosion of a star, you would find nothing on your return.

Malaysia Women Marathon 07.04.2013 – iCity Shah Alam – 8KM

A little bit of disappointment there – I only manage to clock in at 1 Hour and 20 Minutes. Considering I did well in last month Brooks Marathon 10KM which I finished off at 1 Hour 26 Minutes. Well, will train harder for my next marathon then :)

This is the first Women Marathon in South East Asia and it was fun. It is only exclusively for women, men who were participating were acting as their pacer. As this is quite new, the crowd was not that big, I find it to be just nice and credit has to be given to the Race Director Miss Karen Loh for doing an awesome job. It was so much better that the Brooks Marathon. All of the lanes on the road were closed, thus giving the runners more room to run, overtake etc. Thumbs up to the PDRM Shah Alam for coordinating the traffic flow so well. It is also inspiring to have The Marathon Woman – Kathrine Switzer; the women responsible for women running in a marathon. She was the first women to officially enter & run in the Boston Marathon that was being dominated by men during that era. Her entry created an uproar when the then Race Director at that time attacked her in mid-stride and tried to remove her from the event. Sisters, we ran and made history that day. It is also very nice to be running in my own backyard :) It was convenient that the water station was frequently position at every 2KM. On the downside, I think I should have not stop at all of the water stations and drank so much. With my body loaded with so much of water, I think it slow down my pace a little :) So, I end up doing a bit of running here & there and was in a walk around the park mode.

Also bump into Edward (during the race pack collection day), Jules, Lofti, James & Grace (on race day). As usual, my legs are now in pain :) but I love it. I love how I feel after a good workout. Even though, my legs are like jelly, the ankles felt like swollen and the body feel like about to collapse but I’m glowing with endorphins.

Baby steps towards my first 21KM run next year!

Belong Commit Tammin To Cunderdin

Work Tales - Celtic shares this with me this week. Celtic drop by at Stewart’s house over the weekend and they have a chat together. Apparently, Team Baz is not in a very good condition. The team is not united, they lack strategic & tactical outlook and daily competencies. Life under the Japanese is tough & rough. Every day is being filled with meetings. Their workload is piling up non-stop. Not sure whether the Japanese really want them to do it or have the evil intention to make them suffer & they will quit eventually. They even have exams on ethical conduct. Tempers are flying, bitterness have sunk it, in-fighting have also occur. They are also working longer hours now and have to bring their work back home. For D31, both of the Plastic & Furniture categories have been dropping drastically. One of the big Plastic Manaufacturer have also closed down their account. Stewart is hoping that Celtic can help out and do something about it. Stewart also complains about Jonas. Jonas has the most complete team in the division, but no results to show so far. Jonas is like waiting for things to happen…not so sure what is going on and has no initiative. Both Jonas & Lee Nee have very expensive salary (even outpace Stewart’s). I also don’t want to say or critize anybody. I am also a non-performer. I also have no results to show so far :) I also understand Jonas’s position and have sympathy for Jonas. It has been a struggling period for the both of us. Anyway, I also don’t know how true this is. Celtic can be manipulative at times, tweaking it to Celtic’s agenda.

My mind has also already made up anyway. I’m definitely leaving if there are new opportunities knocking at my door. Now, what Leonardo says or scold every day, it’s like going into my left ear, coming out from the right ear. OMG, since when I became like this :) I don’t even feel paiseh when I can’t answer to Leonardo why my department sales drop. I know that Leonardo have been pressing the panic button more frequently than needed. I understand Leonardo’s concern – the percentage to close the gap is kind of far off as to compare to the other departments. To me, the budget looks unbalance in G13. I never understand how could the Stationery Department sales participation is bigger than the Furniture Department. But of course, I can’t give such a feedback to Leonardo. I don’t even feel shy when I told Leonardo that I’m lost when we were discussing the Cold Storage assortment review. I know that I should not have said such a thing :) I was not even embarrassed when Leonardo have to re-do all of the Christmas confirmation template. Previously, I would feel guilty about it, now I don’t even feel that :) I also don't understand...such a big company but no proper protocol in place. Compare to our competitors, we are only big is because due to the number of outlets that we have. But other than that, in terms of merchandise, planogram, logistics, operation - we are indeed nothing. Of course, there are pros & cons. I have tried, but this environment is certainly not for me :)

I don’t want much. But I know what I want, when I want it and then maybe I’ll have seconds :)

Speak & Spell

Thank You GOD, Praise To The Lord, Bless You GOD – when I was back in the office on Monday morning (cum April’s Fool Day @ 1st April) to check my sales results – I was relieved :) I have a good sales run. I thought I couldn’t close the month and will get a bashing from Leonardo :) Of course the positive progression was not that big, but it was actually better than nothing. A pat on the back Yingze :)

UNDI & UBAH – finally, the wait is over. Prime Minister Datuk Seri Najib Abdul Razak had on last week Wednesday announced the dissolution of Parliament to pave the way for the 13th General Election – my election fatigue finally have been cured of at last :) it is the most talked about election in Malaysian history, with interest increasing daily. It is also the country’s most anticipated GE seen from within and outside Malaysia. Polling date will be held on 5th May 2013. I think its a good number - meaning that both of the Government & the Opposition have the 50 - 50 chances to win in this year election.

So, who is going to win this time around? It will be a very close call. I am certainly impressed with the current Prime Minister; he is such a result-oriented person – showing off his report card of his policies from economics to welfare, security, public transport, healthcare, education etc. He have aced the exams. And he has certainly do what he can do and to the max to win back the hearts of the Malays, Chinese, Indians and the Orang Asli. Will it be enough to transfer these positive sentiments into votes? It is going to be a tough call. Current updates from the ground are that the majority of the Malays & Indians' support have already swung back to Barisan National. It is only the Chinese that is very firm that they wanted a change of the administration. I want a fair & just government. Let’s do things on merit. Helping the Bumiputras (the Malay Native) is important but well-deserve poor Bumiputras that is. For example, when buying a bungalow house, the Bumiputras are entitle to have 7% discount, if they can afford to buy such high end properties, why the discount is needed to be given to them? There is no logic for it. 1Malaysia is when NEP is erased from the board and everyone is on a equal footing. Changing this country is like pushing mountains, but every little count. If I can do something to change it, no matter how small it is – I will. My Vote counts :)
